Once you have chosen the apartment you wish, please complete the standard form or send an e- mail to (in each case, we recommend adding this e-mail address to your list of trusted senders to make sure you receive our reply). We will send you a quote and all the details in order to confirm the chosen apartment or propose an alternative should it be unavailable. Following acceptance on your part, we will send you a booking confirmation and check-in instructions.

The Structure

Fattoria Pagnana is divided into two complexes - the Borgo and the Loggiato. The former consists of 4 farm buildings which have been divided into a total of 14 apartments whereas the Loggiato is a single L-shaped building with 4 apartments plus Alla Pagnana B&B. Dating back many hundreds of years the buildings have all been carefully restored maintaining a significant portion of the original features such as flooring, windows, ceilings etc.

Something not working or quite right?

If something is not working properly or there is any other problem during your stay, please let us know as soon as possible and will try to resolve the situation as quickly as possible: contact us directly at the Reception (during opening hours) or using the emergency numbers given to you on check-in.


The apartments are cleaned on a weekly basis. There is no daily cleaning or change of bed linen and towels. For those staying longer than a week bed linen and towels are changed on Fridays. Should you wish more frequent cleaning please do not hesitate to ask. It should be noted that this service is not included in our standard rates and the additional cost will vary according to the size of the apartment and the number of guests. The apartment will have been thoroughly cleaned prior to your arrival so there is no need for you to clean the apartment prior to your departure. Nevertheless we kindly request you to vacate the apartment leaving it in good order.


The Fattoria Pagnana apartments are not B&B: we offer neither full or half pension. We do not have our own restaurant so we do not offer breakfast or any other meals on a regular basis. Each apartment is fully equipped so that you cook whatever you may wish. Nevertheless, in Tuscany you eat well almost everywhere and we would be pleased to point out our favourite restaurants. There are however two exceptions we would like to tell you about: every week in high sea- son, we organize a typical Tuscan grill and/or a pizza night where everything is cooked in a traditional wood burning oven. These are enjoyable occasions allowing you to get to know the other guests, particularly for those of you with children. To ensure excellent service, we have set a minimum and a maximum of participants, so please indicate your interest at the Reception as soon as possible.

Pre-shopping: Breakfast basket

Upon request and at a cost of 10 Euro, you will find a breakfast basket  in your apartment made up of: 1 liter of semi-skimmed milk, 1 packet of ground coffee for moka makers or instant coffee (Nescafe or similar), 1 packet of Tea (English Breakfast or similar) or soluble cocoa powder (Nesquik or similar), 1 kg of sugar and 1 packet of classic tea biscuits.

In the kitchen

The kitchen is fully equiped with pots and pans, cooking utensils, cutlery, plates, glasses, Italian coffee maker, kitchen towels and dish detergent.      

In addition, you will also find a wine bar stocked with 2 bottles of Bianco di Rovo, 2 bottles of Chianti Casa Vento, 1 bottle of Prosecco Pagnana and a half litre bottle of PAGNUS extra virgin olive oil (prices are the same as those applied in Reception or the wine shop).


Subject to notification at the time of booking, pets are welcome so long as they are friendly and well behaved. Please use a leash whenever they are with you on the property respecting other guests. Immediately collect and dispose of waste in trash cans. Your pet should never be left unattended nor alone in the apartment. When our staff need to access the apartment for cleaning or maintenance your pet needs to be inside its carrier or suitably restrained.The cautionary deposit is increased by € 100,00 which will be returned at the end of your stay.

Wifi and Telephone

We have free Wi-Fi (not very fast...) covering the Reception area as well as the area surrounding the Borgo swimming pool. The apartments do not have a fixed telephone lines: in case of need please contact Reception.


We love a non-TV world but understand there’s a lot of people who don’t agree with this philosophy. All the apartments have a TV connection but Televisions (with digital terrestrial channels in Italian only) are not installed permanently. Please let us know if you want to have a TV in your apartment when you book, so you’ll find it installed on your arrival.

Air conditioning and heating

All the apartments have extremely thick stone walls which help keep the temperature cool: there is no air conditioning. For most of the summer, the warm temperatures are not a problem. However, there may be abnormally hot periods in the summer when it gets really hot for part of the day. In Tuscany, we usually close windows and blinds during the day to keep the temperature cool inside and throw them open at sunset. If you need to make sure that your room will be able to maintain a very cool temperature regardless of the external temperature, you might prefer a structure that has a good air conditioning. If the weather is cold and you feel the need, the heating can be turned on. Each unit is equipped with its own temperature controlled heating. There is a charge for heating on a weekly basis or for a shorter period if applicable.

Payment terms and cancellation

In order to confirm your booking we require a deposit of 40% of the total cost of your stay. Please note that the booking is not confirmed until such time as the deposit has been received by us and you have received confirmation from us. The balance is due two weeks prior to your arrival In the unfortunate event that you are forced to cancel all or part of your booking, these are the conditions:

Rates – included and excluded

Our offer and booking confirmation will indicate the cost as well as the local tourist tax. The price covers an apartment in clean condition, furnished with bed linen and towels, electricity, gas for cooking, water, internet (in the identified areas), digital terrestrial TV upon request and a free tasting of our wines and olive oil. Heating is charged separately. Whilst you are staying with us, we shall highlight and, on some occasions may organize, activities that may be of interest, such as dinners, massage therapy or yoga seminars, photography workshops, guided tours, cooking classes, etc. These are not part of our tariff, but their cost is very reasonable, and are entirely optional.

Length of stay

Normally our apartments are rented out on a weekly basis from Saturday to Saturday throughout the whole of the year. However, from mid-November to mid-March (with the exception of the Christmas and New Year period) should you wish to stay for a 7 day period not starting on a Saturday we will try to satisfy you subject to availability. In any case, do not hesitate to request in- formation about any length of stay - especially if travel is imminent - to see if we have last minute availability or should you wish to be put on a waiting list.

Change of dates

Please send us an email to if you wish to change the dates of your stay. We only accept changes received by e-mail: we do not accept changes over the phone. Possible changes in dates are subject to availability and you will need to pay an extra 20% of the total amount due in order to confirm the new dates.

Check-in & check-out

We need to know the time when you plan to arrive at least 2 days in advance. The apartment will be ready for check-in from 15:00, and we ask you to leave by 10:00 on the date of check-out. If you need an early check-in and/or late check-out, subject to notification and subject to availability, we shall do our best to fulfil your request. Please note the opening hours of the Reception desk (below). During high season on Saturdays (changeover day) we always try to be as flexible as possible to be available when you arrive. In any case, if you arrive very late, we will leave an envelope for you at the Reception message board: with directions and keys to your apartment as well as an emergency number should there be any problem. For such arrivals, please come to the Reception desk the following morning to complete check-in registration and get all the information relative to your stay.

Number and identity of guests

Only individuals included in the reservation will be entitled to use the apartment. We are obliged to check the identity cards or passports for all guests staying in the apartment. Upon check-in, the individual who made the reservation will be required to sign a document that confirms the dates, prices and conditions. The presence of a least one adult (18 years or more) is required during the period of stay.


At check-in we require a security deposit of 150 euros: this amount will be refunded upon departure.


You will receive a set of all the keys necessary to access the apartment. The loss of these will result in the security deposit paid on arrival being withheld.
