How things work - B&B


Once you have chosen the apartment you wish at Alla Pagnana B&B, you can proceed with immediate booking through online booking system or send an e-mail to (in each case, we recommend adding this e-mail address to your list of trusted senders to make sure you receive our reply).

If booking by e-mail, we will send you a quote and all the details in order to confirm the apartment booking at Alla Pagnana B & B or select an alternative should it be unavailable. Following acceptance on your part, we will send you booking confirmation and check-in instructions.

The Structure

Fattoria Pagnana is divided into two complexes - the Borgo and the Loggiato. The latter has been renovated in 2014 and we have dedicated 6 apartments to B&B: by booking at Alla Pagnana not only does one have a room but a small private apartment consisting of at least one bedroom, a bathroom and a living area with dining table and a small kitchenette with a sink, a small refrigerator, a microwave, a small electric stove, a toaster, a coffee maker and a kettle (please note that the apartment is not equipped to cook).

Something not working or quite right?

If something is not working properly or there were any other problems during your stay, please let us know as soon as possible and will try to resolve matters as quickly as possible: directly at the Reception (during opening hours) or using the emergency numbers given to you at check-in.


Daily tidying up of the B&B apartments is undertaken but there is no daily change of linen. This is done for stays longer than 4 nights along with a more thorough cleaning.

The B&B apartment is cleaned between 10:30 and 12:30. We kindly ask you to vacate the premises (and display the special sign outside the door) during this time period since, being only a small structure, we can not carry out cleaning outside these hours. We thank you in advance for your understanding and availability.

Stay including breakfast

We have introduced a new and unique breakfast concept: each day we supply your apartment with coffee, tea, milk, orange juice, sugar, jam, butter, biscuits, bread, corn flakes and, silently every morning, deliver to your front door a Pagnana-bag with freshly made croissants. You can therefore have breakfast in your private apartment at the hour that suits you (however, we ask that you notify the Reception in advance if you need delivery of your Pagnana-bag before 08:00).

We do not have a restaurant on site so we are unable offer full or half board. However, in high season, we organize every week a typical Tuscan grill and/or a dinner of pizza cooked in a wood oven. These are enjoyable occasions to get to know the other guests. To ensure excellent service, we have set a minimum and a maximum of participants, so please indicate your interest at the Reception as soon as possible.


Subject to notification at the time of booking, pets are welcome so long as they are friendly and well behaved. Please use a leash whenever they are with you on the property respecting other guests. Immediately collect and dispose of waste in trash cans. Your pet should never be left unattended nor alone in the apartment. When our staff need to access the apartment for cleaning or maintenance your pet needs to be inside its carrier or suitably restrained.The cautionary deposit is increased by € 100,00 which will be returned at the end of your stay.

Wifi and Telephone

We have free Wi-Fi (not very fast ...) covering the Reception area. The apartments at Alla Pagnana B & B do not have a fixed telephone line: in case of need please contact Reception.


We love a non-TV world but understand there’s a lot of people who don’t agree with this philosophy. All the apartments have a TV connection but Televisions (with digital terrestrial channels in Italian only) are not installed permanently. Please let us know if you want to have a TV in your apartment when you book, so you’ll find it installed on your arrival.

Air conditioning and heating

The apartments at Alla Pagnana B&B have extremely thick stone walls which help keep the temperature cool: there is no air conditioning. For most of the summer, the warm temperatures are not a problem. However, there may be abnormally hot Tuscan summers when it gets really hot part of the day. In Tuscany we usually close windows and blinds during the day to keep the temperature cool inside and throw them open at sunset. If you need to make sure that your room will be able to maintain a very cool temperature regardless of the external temperature, you might prefer a structure that has a good air conditioning.

If the weather is cold and you feel the need, the heating can be turned on. Each unit is equipped with its own temperature controlled heating.

Payment terms and cancellation

You will find the best rates (Best Available Rate) on our online booking system with full payment at time of booking.

If you prefer to book by e-mail, we require payment of the first night as deposit and the balance at the time of check-in. In such cases, we shall send a booking confirmation only upon receipt of confirmation of payment.

In the unfortunate event that you are forced to cancel all or part of your booking, these are the conditions:

Rates – included and excluded

Our offer and booking confirmation will indicate the price as well as local tourist tax. The price covers a B&B apartment in clean condition, furnished with bed linen and towels, electricity, heating (gas in the case of a fitted kitchen), water, internet (in the identified areas), and digital terrestrial TV.

Whilst you are staying with us, we shall highlight and, on some occasions may organize activities that may be of interest, such as dinners, massage therapy or yoga seminars, photography workshops, guided tours, cooking classes, etc. These are not part of our tariff, but they have a very reasonable cost, and are entirely optional.

Length of stay

With the exception of Christmas and New Year, Easter and extended weekends involving a public holiday, there is no minimum nights stay requirement. In any case, do not hesitate to request information about any length of stay - especially if travel is imminent - to see if we have last minute availability or should you wish to be put on a waiting list.

Change of dates

Please send us an email to if you wish to change the dates of your stay. We only accept changes received by e-mail: we do not accept changes over the phone. Possible changes in dates are subject to availability and you will need to pay the total amount due in order to confirm the new dates.

Check-in & check-out

We need to know estimated time of arrival at least 1 day in advance. The apartment at Alla Pagnana B&B will be ready for check-in from 15:00, and we ask you to leave by 11:00 on the date of check-out. If you need an early check-in and/or late check-out, subject to notification and to availability, we shall do our best to fulfill your request. Please note the opening hours of the Reception desk (below). In any case, if you arrive very late, we will leave an envelope for you at the Reception entrance: with directions, the keys to your apartment and an emergency number in case there should be a problem. In such cases, please come to the Reception desk the following morning to complete registration check-in, pay any amount due and get all the information relative to your stay.

Number and identity of guests

Only individuals included in the reservation will be entitled to use the Alla Pagnana B&B apartment. We are obliged to check all identity cards or passports for all guests staying in the apartment. Upon check-in, the individual who made the reservation will be required to sign a document that confirms the dates, prices and conditions. The presence of a least one adult (18 years or more) is required during the period of stay.


At check-in we require a security deposit of 150 euros: this amount will be refunded upon departure.


You will receive a set of all the keys necessary to access the apartment. The loss of these will result in the security deposit paid on arrival being withheld.
